A basic room in the Dharamshala area asks about ₹6,000 to ₹18,000 a month, a furnished studio or one-bedroom flat around Dharamkot ₹15,000 to ₹24,000, and a chalet or whole home ₹28,000 to ₹60,000. A common way in is to book a few nights, walk the lanes and ask, then sign a short written agreement. Foreign tenants' details go to the immigration portal within 24 hours of arrival. Choose the room for July to September and December to February, because that is when this slope is wettest and coldest.

A room in the Dharamshala area runs from about ₹6,000 a month for a basic one to ₹24,000 for a furnished studio or one-bedroom flat around Dharamkot, and ₹28,000 to ₹60,000 for a chalet or a whole home. The town is really two places on one hill, lower Dharamshala at about 1,400 m and McLeod Ganj and the villages above it at about 1,750 m and up, and the height you pick matters more than the street. If you are still deciding on the area, we’d start in Dharamkot or Bhagsu for a first month. Going up the hill, the air cools, the long-stay crowd thickens and the walk to a proper shop gets longer. Going down, it is warmer and closer to the bus stand. The table gives the first cut.

Lower Dharamshala and Kotwali Bazaar: the town below
Lower Dharamshala holds the main bus stand and Kotwali Bazaar, the traditional shopping street. Rooms here are in a working town, not a visitor village, and this is the warmest part of the area. The trade is distance: McLeod Ganj is about 10 km by road, or about 5 km on foot by the shortcuts.
Sidhbari, Khanyara, Dari and Rakkar: the valley villages
These sit on the valley side of town. Sidhbari is about 6 km from Dharamshala and about 15 km from McLeod Ganj, with a Karmapa monastery, a Chinmaya ashram and the state assembly building as its landmarks. Rakkar and nearby Gaddi hamlets in upper Sidhbari offer homestays in mud houses, and the Aganjar Mahadev temple at Khanyara is about 2 km from Sidhbari. If a quiet village is what you came for, look here. Ask for a map pin and for the walk from the door to the nearest road and shop.
McLeod Ganj and Jogiwara Road: the busiest base
McLeod Ganj is the high street: the main square, the ATMs, the pharmacies, the temple and the Tibetan institutions. Jogiwara Road runs off it, and a flight of stairs called the Yongling stairs leads down to about a dozen long-stay places with views, some with a balcony and a kitchen. Monthly rooms in McLeod Ganj ask roughly ₹7,000 to ₹18,000. The cost is noise: taxis, horns and late-night cafes concentrate here, so ask which side of the building faces the road.
Bhagsu and Dharamkot: the walkable long-stay villages

Bhagsu is about 2 km north-east of McLeod Ganj and heavily built up, with a high density of hostels. Dharamkot is about 2 km up from McLeod Ganj. The road has been in poor repair since about 2024, and the ride takes 10 minutes by taxi or auto, or 25 to 40 minutes on foot going down. Lower Dharamkot is the stretch nearest the road head, where a suitcase is still manageable. Upper Dharamkot and Heini are higher, quieter and entirely on foot above the road. Naddi: the quiet village above McLeod Ganj
Naddi is a Gaddi village at about 2,000 m in pine, oak and rhododendron forest, about 3 km from McLeod Ganj, with views of the Dhauladhar. It is the quietest of the places on the table and the furthest from shops. It suits someone who works from the room and walks down for supplies. These are 2026 asking prices, agreed in person. The same type of room can land at either end depending on the view, the floor and how far the door is from the road.

Season moves the number. March to June is the busy stretch in the valley, in early October 2026 hotels were 80 to 90 percent full over a long weekend, and rooms and taxis run short on match days at the stadium. The Dharamshala film festival runs 29 October to 1 November 2026. If your dates touch one of these, ask for a price for those exact dates, and ask again before you pay.
What rent includes: electricity, gas, water, wifi and heating
Two rooms at the same rent can cost different amounts a month. These five items are where it differs.
- Electricity: many hosts bill by a sub-meter at ₹7 to ₹10 a unit, or include power up to a cap. The state board’s own domestic tariff for 2026 to 2027 is ₹5.44 a unit up to 125 units a month and ₹5.89 above that, with a fixed charge of ₹85. Ask for the rate per unit and photograph the meter on the day you move in.
- Gas: ask whether a cylinder is included, who refills it, and what happens when it runs out on a Sunday.
- Heating: a gas heater cost ₹200 a day extra at one guesthouse in 2023, and power plus gas for a month with heating can reach about ₹3,500, against ₹1,500 to ₹2,500 without it.
- Water: landslides cut the supply lines to Dharamshala and McLeod Ganj in August 2025, and a meditation centre in Dharamkot asks its students not to wash laundry on site because of water shortages. Ask about a storage tank and where drinking water comes from.
- Wifi: a line of your own costs ₹800 to ₹1,200 a month, and some rents include it.
Deposits, rent agreements, police verification and Form C
Deposit. One month’s rent is the usual advice for a short stay. Agree the refund date and any deductions before you pay, in writing.
Agreement. Oral deals are common, and we’d still ask for a signed note on stamp paper or a written agreement covering rent, deposit, notice period and how power is billed. Under the Registration Act a lease for more than a year has to be registered, which is why short rent agreements are written for 11 months or less. Stamp duty is set by each state, so ask your host or a local document writer what applies to a stay of a few months.
Police verification. Himachal Police take tenant verification on a form at the nearest station or online through the state police’s citizen portal. The host files it with your photograph and an address proof, and a processing fee may apply.
Form C for foreign nationals. Under the Immigration and Foreigners Act 2025, in force since 1 September 2025, anyone who provides accommodation to a foreign national, private house owners included, must upload the C form, now also called Form III, within 24 hours of arrival. The host does it on the Bureau of Immigration portal, not you. You hand over your passport and visa details at check-in.
Homestay registration. If the place calls itself a homestay, it should be registered under the state’s Homestay Rules, 2025. Ask for the tourism department registration number.
How to find a room for rent in Dharamshala: four ways and their risks
Walk and ask. Book three or four nights at a guesthouse, then walk the lanes of the area you like and ask at the cafes, the grocery shops and the panchayat. People there often know which houses are empty. See at least two rooms before you decide. The risk is time: a search on foot takes days.
Local groups. A nomad Facebook group for McLeod Ganj has over 8,000 members, and most long-term rooms in Dharamkot trade through local WhatsApp groups or a knock on the door. The risk is paying for a room you have not seen. Do not send a deposit on photographs.
Brokers. Some hosts list through an agent. Ask the fee and who pays it before you see a room, and get rent and deposit confirmed by the host directly.
Online listings. Property portals show many Dharamshala flats as “call for price” with no date. Airbnb has a monthly section for McLeod Ganj and Sidhbari with furnished flats and cottages. Our own listings show the wifi speed with the date it was tested, the power backup and the work desk, and you send a request with your dates, with no payment at that step.
Internet by area: what to expect and what to ask
Reports for McLeod Ganj describe Airtel 4G as strong, and Airtel is also reported to do well in Dharamshala town. The same reports name Jio as the most reliable network across the wider valley, so carry both SIMs and test them in the room you are viewing.
Fibre from BSNL Bharat Fibre and Airtel Xstream reaches the coworking spaces and some homes in Dharamkot, and which one serves a house varies by building. Rain makes the connection patchier in the village, and short power cuts are likelier in monsoon storms. Ask for a speed test taken that week on the line you will use, with the network named, and ask what the inverter runs.
Monsoon and mould: why July to September decides the room

Dharamshala is one of the wettest places in the state. Its yearly normal is about 3,030 mm, with 859 mm in July and 942 mm in August, and its June to September total is more than three times the state’s normal of 734 mm. In 2026 the monsoon entered Himachal on 30 June and withdrew on 3 October, and the district’s rainfall was normal.
What that means for a room: damp and mould. Look inside wardrobes, behind beds and at the corners of the ceiling in the bathroom, smell the room, and ask which months the walls were damp last year. Roads are the other problem. In August 2025 the Khada Danda shortcut from Kotwali Bazaar to McLeod Ganj washed out and a landslide blocked the main road near Delek Hospital. In July and August we’d stay in the lower lanes, where a taxi can still reach you.
Winter in Dharamshala: cold nights, heaters and the cost of staying warm

January at Dharamshala town averages 5.9°C at night and 16.0°C by day, with a record low of minus 1.9°C. The villages above are a few degrees colder, and snow and sleet are common in upper Dharamshala. Winter is livable if the room is built for it.
Ask what heats the room and who pays, whether the walls and windows are sealed, whether the room gets sun in the morning, and how a gas heater or firewood is billed. Getting around Dharamshala and McLeod Ganj without a vehicle

- Between the two towns: the Dharamshala Skyway ropeway runs 1.8 km, about 5 minutes, from the bus stand to McLeod Ganj. Check the fare at the counter. By road it is about 10 km, and some buses end at the Dharamshala bus stand.
- Up the hill: a shared taxi from McLeod Ganj to Dharamkot was about ₹20 in 2023. A chartered auto was about ₹250, and a ride to nearby points such as Bhagsu ₹50 to ₹150. Agree the fare first, and expect a taxi driver to say an auto cannot go uphill. Autos do.
- On foot: McLeod Ganj to Dharamkot is 25 to 40 minutes down and longer back up. Buy what you need in one trip.
- Cash: there is no ATM in Dharamkot. The first ATMs and the proper shops are in McLeod Ganj.

Checklist for viewing a room in Dharamshala before you pay
- The walk: from where a taxi stops to the door, in minutes and steps, with a bag in your hand.
- Walls and ceilings: damp, mould, a smell of wet cloth, a water stain in a corner.
- Sun: which windows get morning sun and which side faces the road.
- Heating: what warms the room, and a look at the heater or the stove.
- Water: tap pressure, hot water, a storage tank, and where drinking water comes from.
- Power: the inverter, and whether it runs a router and a laptop.
- Internet: a speed test on your phone in the room, with the network named.
- Meter: the reading, the rate per unit, and a photograph of both.
- Paper: rent, deposit, refund date, notice period and the host’s tourism registration number if it is a homestay.
- Verification: who files the police form, and for foreign nationals, who files Form C.
Which area to choose in Dharamshala: three picks by kind of stay
If you want a first month with people around, we’d pick Dharamkot or Bhagsu: cafes, a long-stay crowd and a short walk to McLeod Ganj. If you need quiet and a warmer room, we’d look at the valley villages of Sidhbari and Rakkar, or lower Dharamshala. If your days revolve around the town, the Tibetan institutions and errands, Jogiwara Road and McLeod Ganj save the daily climb.

Frequently asked questions
Can I rent a room in Dharamshala for just a week or two?
Yes. Guesthouses take short stays by the night, and homes and rooms around Dharamkot can be booked by the week. Our listings there run ₹5,000 to ₹16,000 a week. Most hosts quote a better rate by the month, so ask for both.
Do I need a rent agreement for a one-month stay?
You should have something in writing. A simple signed note listing rent, deposit, notice period and how electricity is billed protects both sides. A lease of more than a year has to be registered, which is why short agreements are written for 11 months or less.
Does it snow in McLeod Ganj in winter?
Snow and sleet are common in winter in upper Dharamshala, which covers McLeod Ganj, Bhagsu Nag and Naddi. Lower Dharamshala gets little more than hail. In January the town's average night is about 6°C and the record low is minus 1.9°C, and the villages above it run a few degrees colder.
How far is Kangra airport from McLeod Ganj, and what does a taxi cost?
Kangra airport at Gaggal is about 15 km from Dharamshala town, and McLeod Ganj is further up the hill. Quotes for a taxi to McLeod Ganj have ranged from ₹800 as a bargaining start to ₹1,260 and ₹1,400, so agree the fare before you get in.
Is it safe to pay a deposit before I see the room?
We would not. A deposit paid on photos from a social media post is the commonest way to lose money on a long stay. See the room, meet the host, and pay by a traceable method once the terms are written down. Booking a few nights at a guesthouse first removes the pressure.
What is the best month to start a long stay in Dharamshala?
March to early June and October to November. The monsoon reached Himachal on 30 June in 2026 and withdrew on 3 October, and July to September is the wet stretch. Winter is livable if the room has proper heating.
Is wifi good enough for video calls in Dharamshala?
It depends on the building, not the town. Fibre reaches many homes and coworking spaces, and mobile data from Airtel or Jio works as a backup. Ask the host for a speed test taken that week on the line you will use, and name the network.
