Partner terms
These terms are the arrangement between Work From Hills ("we", "us"), which is owned and run bySarthak, and you, the person who owns or runs a home or room listed on workfromhills.co ("the partner"). You accept them when you tell us, by WhatsApp or email, that you want your home listed. The partner page explains the same arrangement in fewer words.
Getting listed
- We verify every home in person before it goes on the site. Two members of our team stay two nights, on dates you choose, and you host that stay free, with meals where you serve them.
- We photograph the home at no cost. The photos are yours to use anywhere, whether or not the home is listed. You allow us to use them on our site and to promote it for as long as the home is listed.
- We write the listing. It shows a description and a stay number, such as "Dharamkot 03", and not your property's own name.
- We decide whether a home is listed, and we may take a listing down if the home no longer matches it.
- There is no joining fee, no yearly fee and no charge when there are no bookings.
- We do not ask for exclusivity. You may list on other platforms and take your own direct bookings.
What you confirm about the home
- You own the home or have the owner's permission to let it.
- You follow the rules that apply to letting it where you are, including any registration, your own taxes, the record of each customer's identity, and the report the law requires when a foreign national stays.
- What you tell us about the home is true, and you will tell us when something changes: the internet provider, the power backup, the heating, building work next door.
- The home is safe, clean and insured as you see fit. You are responsible for it and for what happens in it.
Prices and bookings
- You set the weekly price and the monthly price. The customer pays that price and nothing is added on top.
- You can change your prices at any time. A change applies to new requests. A booking that is already confirmed keeps its price.
- Every booking request comes to you first. Please answer within 24 hours. You may say no.
- A booking is confirmed once you have said yes and the customer has paid our invoice. From then on the dates are held for that customer.
- Tell us about dates you have let elsewhere, so that we do not offer them.
Money
- We collect the price of the stay from the customer. You do not take payment for the stay itself.
- Our commission is 10% of the price of the stay. It is the only thing we keep.
- You are paid week by week. We pay each week's share, less 10%, on the second day of that week, counted from check-in. For a stay of four weeks that means day 2, day 9, day 16 and day 23.
- We pay by bank transfer or UPI to the account you give us, and send a statement with each payment.
- Extras are yours. Meals that were not part of the booking, laundry and anything else you provide during the stay are settled between you and the customer. We take no commission on them.
- If you ask for a security deposit, we collect it with the booking and return it to the customer after the stay, less the cost of any damage you report with photos within 48 hours of check-out. We pass that amount on to you.
- Tax on what you earn is yours to pay. If the law requires us to deduct tax from a payment, we will, and we will give you the record of it.
If the customer cancels
- Customers can cancel for a refund up to 14 days before move-in for stays of one or two weeks, and up to 30 days before for longer stays. If they do, nothing is owed on either side and your dates are free again.
- If a customer cancels later than that, they lose at most the first 30 nights of the booking, and anything they paid beyond that is refunded. You receive whatever the customer is not refunded, less 10%, in one payment on the second day after the date they were due to move in.
If a stay ends early
What you are paid depends on why it ended.
- Because of the home: it was not as listed, a fault was not fixed in reasonable time, or you asked the customer to leave without good cause. The customer is refunded the nights not used. You are paid for the nights stayed, less 10%.
- Because of the customer: they broke your house rules or the law and you asked them to leave. The customer is not refunded what they have paid. You are paid that amount, less 10%.
- For any other reason: the customer chose to leave, or weather or an emergency cut the stay short. In a stay of 30 nights or fewer the customer is not refunded. In a longer stay the customer pays for 30 days from the day they tell us. You are paid whatever the customer is not refunded, less 10%.
If you ask a customer to leave, tell us first, unless someone's safety is at risk. A customer who reports a problem has to tell us within 24 hours of arriving, and we will ask you to put it right before anything else is decided.
If you cancel a confirmed booking
- Tell us at once. We refund the customer in full or move them to another home.
- You owe us the 10% commission on that booking. We deduct it from your next payout, or send an invoice payable within 7 days if no payout is due.
- Nothing is owed where the cause is outside your control: damage that makes the home unusable, serious illness or a death in the family, a government order, or a road closed to the home.
- If you cancel two confirmed bookings in 12 months for reasons within your control, we may take the listing down.
Money to be returned
If you have been paid more than these terms give you, for example for nights that were later refunded to a customer, you return the difference within 7 days. We may instead deduct it, and any commission you owe, from your later payouts.
During a stay
- Keep the home as the listing describes it, and fix faults quickly. The internet, the power backup and hot water matter most to people who work all day.
- Check each adult's government photo ID on arrival and keep the record the law requires.
- Respect the customer's privacy, and tell us straight away about any accident, dispute or complaint.
- We answer customers' questions about the booking. You look after the stay.
Customers we introduce book through us
For 12 months after a customer enquires about or stays at your home through us, any booking, extension or return visit by that customer is made through us. If you take such a booking directly, you owe us 10% of it. This applies only to customers we introduced. Your own customers, and those from other platforms, are not affected.
Responsibility
- You provide the stay and are responsible for the home, for the safety of the people in it, and for any injury, loss or damage that arises from the home or from how it is run.
- We are responsible for the booking service: the listing, the request, the invoice and your payouts.
- We do not promise any number of bookings. As far as the law allows, our total liability to you is limited to the commission we earned from your listing in the previous 12 months.
- We are not responsible for damage a customer causes. We will help you recover it from the deposit, or from the customer if there is none.
Ending the arrangement
Either of us can end it at any time by telling the other in writing, and we will take the listing down within 7 days. Bookings already confirmed are honoured and paid as these terms say. The section on customers we introduce continues for its 12 months.
Changes, law and contact
If we change these terms we will tell you by WhatsApp or email at least 14 days before the change takes effect. Bookings confirmed before then keep the terms they were made under. These terms are governed by the laws of India, and the courts at Panipat, Haryana have exclusive jurisdiction over any dispute about them.
