For a working week or month we'd pick Old Manali if you want cafes and company, and Vashisht if you want a lower rent and quiet. Both are about 3.5 km from the Mall by road. Choose the Mall Road side for a first night or for winter, because it is on the main road, and look at Prini or Aleo if you have a car. A private room or cottage runs ₹22,000 to ₹38,000 a month in Old Manali and ₹16,000 to ₹26,000 in Vashisht.

Where to stay in Manali comes down to one trade. Old Manali has the cafes and the river, 3.4 km from the Mall by road and up a hill. The Mall Road side is flat and on the main road, so a taxi can reach it in winter and you can walk it with luggage. There is no single best area. The right one depends on where you work, in your room or in cafes, and on how you arrive, with a car or without.

Remote workers mostly weigh Old Manali against Vashisht, and first-timers weigh Old Manali against the Mall side.

Room and homestay prices in Manali by area

A private room or cottage by the month runs ₹22,000 to ₹38,000 in Old Manali, ₹16,000 to ₹26,000 in Vashisht and ₹25,000 to ₹45,000 in Naggar. By the night, a hostel dorm is ₹500 to ₹1,000, a basic guesthouse ₹1,000 to ₹2,500, a homestay ₹1,500 to ₹3,500 and a mid-range hotel ₹2,500 to ₹5,000. Mall Road and Model Town, Manali: best for a first night and winter

This is the central shopping zone, which is labelled Mall Road, Model Town, New Manali and Siyal. It sits on the right (west) bank of the Beas, with Old Manali and Hadimba. It gets crowded and noisy in peak season, and central Manali is the practical choice for a first night.

Everything is walkable, taxis are easy to find and the area is step-free. Many central hotels lack reliable parking, so ask before you bring a car. A taxi to the Hadimba temple, 2 km from the bus stand, costs about ₹100. Mobile signal is strongest here, and Jio is strong inside the town, while fiber depends on the building.

It suits first-timers off the night bus, anyone who needs a main road in winter, and families if parking is confirmed. Skip a ground-floor room near the river or a nullah. On 13 and 14 July 2022 the Bhajogi and Siyal nullahs overflowed, and water and slush entered the Volvo stand and some hotels, houses and shops, after a flood there the year before. In 2025 the stretch from the Bhutnath temple to the Volvo bus stand was among the most affected localities.

Staying in Old Manali: best for company and cafes

Old Manali is on the same right bank as the Mall, 3.4 km away at about 2,050 m, above the Manalsu stream that joins the Beas from the west. The cafe lanes run along Manu Temple Road and Club House Road, and bars and live music cluster here in the evening. The food and cafes guide covers where to eat. The sloping lanes are fine in daylight and awkward with a backpack after dark, and some stretches are dimly lit.

From the Mall it is 14 to 17 minutes by car, or 20 to 30 minutes on foot uphill. Autos cost ₹100 to ₹150, and an AC sedan from the bus stand can be quoted from ₹130. Cars reach Manu Temple Road. The side lanes and many guesthouses are on foot and often up steps, so ask the host about the last stretch. Tempo travellers are restricted on Old Manali Road unless they hold a confirmed hotel booking.

A private room or cottage is ₹22,000 to ₹38,000 a month, and hostel dorms are ₹293 to ₹699 a night. Fiber from Airtel, JioFiber or BSNL runs 100 to 200 Mbps here, and it varies by building, so ask for a dated speed test.

It suits couples, solo travellers and anyone staying longer. Skip it if you need step-free access, push a stroller, carry heavy luggage or drive yourself.

Staying in Vashisht: best for quiet and a lower rent

Vashisht is across the Beas on the left (east) bank, 3.6 km from the Mall at 2,050 m. It is known for its sulphur hot springs, and the walk to Jogini Falls starts behind the temple. It is quiet and has fewer places to eat than Old Manali. The Rose Garden cafe opens from the end of April to mid-October, and one hostel keeps quiet hours from 10 pm to 6 am.

By car it is 13 to 15 minutes from the Mall. Autos are ₹100 to ₹150 and taxis ₹200 to ₹300, or ₹150 from the bus stand. The road is paved to the village entrance and the inner lanes are narrow, so you walk the last stretch. Old Manali is about 30 minutes away on foot across the Beas. Uphill access can be a real walk, and snow or ice can complicate the final approach, so ask how a vehicle reaches the door at night.

Rent is ₹16,000 to ₹26,000 a month. Fiber here runs 60 to 150 Mbps, and mobile is fine for casual use. Vashisht suits budget stays and quiet. Skip it if you want a cafe at the door or can’t manage an uphill approach.

Aleo and Prini, Manali: best for a quiet house with a car

Both are on the left (east) bank. Aleo is 2.7 km from the Mall, a 38 minute walk. Prini is 4.0 to 5.4 km by road depending on the route, 14 to 16 minutes by car. Prini sits among apple orchards on the Hamta road. Its larger resort-style hotels have proper parking, and the area is quieter than the market. It is not walkable to the Mall and needs a private vehicle.

In December 2022 hoteliers on the left bank complained of erratic power and water, and there were planned shutdowns from 25 December to 6 January and a water supply interruption in Aleo. Ask any host here what backs up the power and the water, and how close the home is to the river. If a hotel lists itself as Prini, check the map pin, because some use the name loosely.

These two suit families with a car and anyone who wants a house away from the cafe scene. Skip them without a vehicle, or if you want to eat out within a short walk.

Further out from Manali: Naggar, Sethan and the Solang side

Lady Willingdon Hospital in Manali has a 24-hour emergency department and takes no cashless insurance. Civil Hospital Manali is also there. Keep that in mind if you pick a base a long drive from town.

  • Naggar: at 1,800 m on the left bank, 20 to 22 km from Manali and 45 minutes to 1 hour by taxi, which costs ₹450 to ₹1,200 one way. Fiber runs about 100 Mbps. The trip back to Manali eats your time.
  • Sethan: 12 to 15 km from Manali via Prini, 35 to 60 minutes in summer and 1 to 2 hours in winter, on a narrow, steep road. The village has no fuel or ATM, and no mobile network. Entry charges on the Hamta road vary, so carry ₹500 and ask at the barrier.
  • Solang side: Solang is 13 to 14 km, 30 to 40 minutes, and a taxi from the Mall or the bus stand is ₹360 to ₹500. A Palchan nullah flood in July 2024 blocked the Palchan to Solang road.

Old Manali vs Vashisht: rent, company and internet compared

Both are about 3.5 km from the Mall and at the same altitude, so the real difference is rent and company. Old Manali runs ₹22,000 to ₹38,000 a month and Vashisht ₹16,000 to ₹26,000. Fiber in Old Manali runs 100 to 200 Mbps against 60 to 150 in Vashisht, and both vary by building.

If you will be on calls from your room, we’d weigh rent and a verified connection over cafes, which points to Vashisht. If you want people and a place to go at 4 pm, take Old Manali. Either way, get a dated speed test from the host.

Old Manali vs New Manali (the Mall side): which to pick

People search this as Old Manali against New Manali, and the Mall side is what they mean. The Mall side is flat and on the main road, so taxis reach it easily, though it is crowded in peak season. Old Manali has the cafe lanes, but they are steeper and the last stretch to many guesthouses is on foot.

For a first night off the bus, we’d take the Mall side and move up to Old Manali once you have seen the hill with your luggage. For a month of work, Old Manali is where the cafes and the faster fiber are.

Where not to stay in Manali: flood-prone and hard-to-reach spots

  • A ground-floor or riverside room on the Volvo stand and Siyal side. Both flooded in 2022 and 2025.
  • A riverbank spot at Bahang or Aloo Ground. Both were worst affected when the Beas changed course on 9 July 2023. Aloo Ground flooded again in July 2024 and August 2025, and Bahang’s roadside shops were swept away in August 2025.
  • A steep interior lane in winter, if you rely on a car. Main-road properties are the more practical winter choice.
  • Prini or Naggar without a vehicle. Both are a drive from the Mall.
  • Any home whose host can’t name its backup power and internet.

Manali stays by season: winter snow, monsoon and the 2025 flood

In winter, Manali gets snow mainly from December to early March. In January 2026 the first snow in nearly three months, plus a long weekend, brought an 8 km traffic jam, hotels near 100 percent full and 685 roads shut across Himachal. Some Old Manali cafes scale back or close from December to February while the core ones stay open, and some properties don’t operate fully in November and April. Heavy snow can affect power lines.

In the monsoon, from July to September, cafes run reduced hours and the cobblestones get slippery. On 12 August 2026 traffic was suspended on the Mandi to Kullu section of NH 21. The best time to visit guide covers the weather month by month.

On 26 August 2025 the Manalsu nullah overflowed and swept away the Old Manali bridge between Club House and the Palchan road, along with footbridges. The road link was out for about three months, and a steel Bailey bridge replaced it around the end of November 2025. If a home sits close to the Manalsu, ask the host about the riverside rooms. The Kullu to Manali highway stayed closed for 21 days after 26 August and reopened on 16 September 2025 with one-way working. Aloo Ground flooded in 2023, 2024 and 2025, Bahang in 2023 and 2025, and the Volvo stand area in 2022 and 2025.

What to ask a Manali host before booking a week or a month

  • Wired or mobile internet? Ask for the provider and a recent speed test with its date. Airtel’s Manali fiber plans run from ₹499 to ₹3,999 a month plus GST. Jio mobile and fiber went down across Kullu on 7 August 2025 from early morning past 6 pm while BSNL kept working, so keep a second network.
  • Backup power? Inverters typically give 4 to 6 hours. Ask what the inverter runs.
  • Heating? Ask whether the room has a bukhari heater or electric blankets, and who pays for the electricity.
  • Stairs and the last stretch? Ask whether a car reaches the door, including after snow.
  • Water in winter? Ask whether the pipes freeze and how the home gets water in the cold months.

Form C for foreign guests staying in Manali

Anyone hosting a foreign guest for money, even for a few hours, must submit a Form C within 24 hours of check-in and again at check-out. It is one form per guest, and the host must be registered on the FRRO portal first. Before you pay, ask whether the host files Form C.
